02 / Service lanes

Three lanes we run on every property

Each lane has one owner, a written task list, and a timestamp. When something slips, you see it in the log before a guest sees it at the door.

  1. 01 / Check-in

    Check-in coordination

Arrival timetable built from your booking calendar. Access codes issued and rotated, lockbox or smart lock verified, key handover scheduled. Each arrival is confirmed with a time and the initials of the operator who closed it.

  2. 02 / Housekeeping

    Housekeeping scheduling

Clean cycles set around turnover windows, with linen and consumable counts checked after each stay. Shortages are flagged before the next arrival, not during it. A missed slot is escalated to you the same working day.

  3. 03 / Condition

    Property condition monitoring

Visual, checklist-based walkthroughs between stays: room by room, with photos, issue category, and resolution state. This is a visual record for landlords, not a technical building inspection, insurance survey, or safety certification.

We provide operational and administrative support only. No legal, tax, investment, or financial advice, and no guaranteed occupancy or income. See the full lane scope or hand over a portfolio.

04 / Condition

Condition evidence, logged at the door

Each visit produces a dated record: property ID, room, issue, inspector initials, and the state the unit was left in. Checks are visual and checklist-based. They are not a technical inspection, insurance survey, or safety certification.
